We look from the sea to the new proposal of the Piraeus tower, just like visitors which enter the port with a (cruise) ship.
This proposal will connect the tower with the sea and the urban surroundings and create a metaphorical relation between sea and Acropolis.
This will happen in the daytime by the new dynamic program of the tower and at night by means of interactive light architecture which reflects the night life of Athens.
The success of international landmarks is based on clear visibility from distance as icon, new programs and good accessibility by car and public transport.
On the ground, first and second floor public programs, such as a theatre/cinema, a restaurant/café and a hotel lobby with congress rooms, are located. These functions are organised around a new entrance patio. On the upper floors, hotel rooms and office spaces for national and international companies have been planned. New public gardens with meeting rooms and coffee corners are planned in the space between the existing and the new façade. To make the new program successful, we integrated an option for additional parking facilities.
The combination of office and hotel is a benefit that will attract new companies because they have stay over facilities for their employees and guests. If hotel rooms are not used by companies, they can be changed into office spaces and vice versa.
The interactive light architecture which reflects the city life of Athens is also a metaphor, as a light beacon for the harbour and as a reference to the ancient Greek sea travel.
When the ships enter the harbour of Piraeus the people of the ships will, at daytime, be welcomed by a green and sustainable landmark with a diagonal cut through the building, with a reference to the Acropolis and to Lycabettus Hill, known to the visitors and the inhabitants of Athens.
We started to think about how to use as less as possible energy by means of almost zero use of electricity. Certain ideas like wind turbines and earth warmth storage have to be worked out in a later stadium with technical advisors.
The installation in the cellar and tubes deep in the ground use the earth warmth storage for warming during winter and autumn and cooling during summer and spring (12).
To avoid heating up and to make a winter garden of the proposal we use glass of Dupont, Sentry Glass (8) with sun protection glass blade at the outer façade. At the inner side of the glass, we use a fine look- trough abstract print which refers to the marble of Paros which is used for example at temples and fine art. This system of glass will be fixed and hanged on a flexible system with regard to possible earthquakes.
We use natural rain water or additional water from the upper roof and a natural way of gravity to give the plants enough nutrition and water (2 and 5). From experience of other office projects we know that a green and healthy environment is a benefit for employees and companies. It will contribute to a large extent to the lowering of CO2 and it will increase (6) the O2. There will also be a flow-through of air for a better inner climate as a support for the low-tech mechanical air system (7). In order to make this possible, we use on the façade a system which can be opened. The open floor construction makes this possible. See (9) and (10). We will advise to use Light Emitting Diode (LED). This will lead to a reduction of heat and electricity (of ± 85 %) in comparison to the common light system. The façade will be lighted up with a computer system to show different colours and patterns for the night appearance.
In this way we can realise a sustainable landmark that shows the (inter)national ambitions of Athens.
