This project is about a tourist hotel facility of mixed type class 5*, according to the Government's Gazette 2002 hotel units. It includes a tourist port, spa, restaurants, and three basic categories of rooms (rooms, bungalows, villas) and has a capacity of 555 beds.

The intervention area is located on the beach of Variko, Litochoro, in the prefecture of Pieria. The coast of this prefecture and especially the area zone between Litochoro and Katerini, is an area of exceptional tourist interest, as it is located near Mount Olympus, with the worldwide famous history and unique natural landscape.

The first element that was taken into consideration during the design process was all the buildings to take advantage of the mountain and the sea view at the same time, as far as possible. This resulted in the first designed lines, parallel to the axis of the mountain and the sea. At the same time , studying the sun's path at this location and aiming at the maximum insolation of all buildings, arose additional designed lines. The third element was the attempt to link the two separate entry points in the complex and the creation of a new axis , which intersects perpendicularly the site and leads from the main entrance to the tourist port.

The yacht marina is in direct relationship with the complex, as the mainstay of walking that crosses the site, extends 500 meters into the sea and turns into a breakwater. The tourist port enables mooring 24 boats and refueling.

More specifically, the project includes a) a central building, which houses the reception, a restaurant and conference rooms, b) a multipurpose room which can take three different types of modulation, c) a restaurant offering Mediterranean cuisine exclusively, d) a spa, e) three types of rooms, which are divided in superior rooms, deluxe bungalows, villa I, villa II, villa II_pool, presidential suite f) six stores, g) sports facilities, the) two parking lots.
